Welcome to Milk and Honey Realty, LLC. Please read our terms and conditions carefully before completing your booking. By booking a reservation, you agree to the following terms, including our refund policy.  

**Booking Policy**  

1. **Confirmation**: Bookings are confirmed upon receipt of payment and acknowledgment of these terms.  

2. **Compliance**: All guests must comply with the property rules and regulations during their stay.  

**Refund Policy**  

Milk and Honey Realty, LLC enforces a **strict refund policy** as outlined below:  

 **Full Refund**:  

   - Cancellations made **within 24 hours** of the initial booking.  

   - Cancellations made **30 days or more** prior to the check-in date.  

 **Partial Refund**:  

   - Cancellations made **within 10 days** prior to the check-in date will be eligible for a **50% refund** of the booking fee.  

 **No Refund**:  

   - Cancellations made after the **10th day** prior to the check-in date.  

   - Cleaning fees are **non-refundable** at any time following the stay.  

If the booking was made on a third-party platform (e.g., Airbnb, VRBO, etc.), the refund policy of the respective booking platform will apply and take precedence over Milk and Honey Realty, LLC's policy. 

 **Non-Refundable Circumstances**  

Milk and Honey Realty, LLC is not liable for refunds or compensation for any issues beyond the control of management or the homeowner, including but not limited to:  

- Natural disasters, weather disruptions, or unforeseen events.  

- Interruptions in utilities or services such as internet, water, or electricity.  

- Neighbor disturbances or local area construction.  

 **Changes to Reservation**  

- Any modifications to reservations must be requested in writing and are subject to approval.  

- Additional fees may apply for adjustments, depending on availability and circumstances.  

**Acceptance of Terms**  

By proceeding with your booking, you acknowledge and accept the terms outlined in this policy. Milk and Honey Realty, LLC reserves the right to update these terms as necessary.
